Waterhouse Gardens

Set on the site of a historic brewery in the heart of the city, this mixed use neighbourhood brings five distinctive buildings including a 26 storey tower and delivers 556 new homes.

The masterplan reconnects key quarters of Manchester, linking Greengate, NOMA and the Medieval Quarter, and introduces 30,000 square feet of commercial space for boutique traders, eateries, bars and offices. It is a landmark residential project that blends heritage character with modern city living.

Homes are crafted for contemporary lifestyles with high specification apartments, duplexes and penthouses supported by the exclusive Waterhouse Club. Residents benefit from premium amenities that include swimming pools, squash and basketball courts, private dining, a cinema room, lounges and a games room. Dedicated workspaces, meeting rooms and a private landscaped garden create a complete environment where people can live, work and relax in one connected place.

Domis Utilities acted as the integrated utilities partner from early engagement to final connection, delivering programme certainty in a complex city centre setting. Our scope covered service disconnections, temporary power and temporary water to maintain productivity during construction, and the full coordination of permanent water and electrical connections sized for residential and commercial demand.

Technical delivery included the installation of three substations to secure resilient electrical capacity for the entire development. We navigated significant offsite challenges, coordinated with statutory providers and sequenced street based interfaces so that approvals, inspections and energisation aligned with the build programme. Cable routes, chambers and metering were integrated with the building and public realm design to enable reliable operation and straightforward maintenance.

Our approach is permit first and one team from first excavation to final connection. Strong relationships with local authorities and the distribution network operator brought approvals forward and reduced risk on the critical path. Integrated control across disconnections, temporary strategies and permanent connections removed handoffs, protected dates and ensured right first time outcomes across all five buildings.

The result is faster energisation, a clean transition from temporary to permanent services and reliable day one operation for residents, operators and retailers. By delivering three substations, permanent water and power connections and robust temporary supplies on time, Domis Utilities provided the utilities backbone that underpins a major regeneration project and a coveted new city address.
