The Project
Domis Utilities served as the integrated utilities partner for Victoria House, providing end to end delivery from early works through to final connection. Our objective was programme certainty in a complex city centre environment, aligning utilities milestones with the main construction sequence to protect dates and budgets.
The scope included installation of a new high voltage substation to secure resilient electrical capacity, coordination of permanent water and electrical connections, and the management of service disconnections. We maintained productivity on site with temporary power and temporary water, planned to hand over cleanly to permanent services as commissioning progressed. All activities were completed in line with project milestones.
Our approach is permit first and programme led. Strong relationships with local authorities and statutory providers brought approvals forward and reduced risk on the critical path. We navigated complex offsite works and street interfaces, sequencing isolations, inspections and metering to minimise disruption around a constrained urban footprint.
Technical delivery covered substation installation, cable route integration, testing and energisation. Legacy services were isolated and removed, permanent metered supplies were installed and commissioned, and the transition from temporary to permanent utilities was completed without interruption to the build.
Victoria House supports a high quality resident experience with a fully equipped gym, shared lounge and social spaces, and landscaped outdoor areas including a courtyard or rooftop terrace. The city centre location places residents within easy reach of Manchester’s retail, dining and transport network.
By coordinating the high voltage substation, disconnections, temporary strategies and permanent connections, Domis Utilities delivered faster energisation and reliable day one operation. Victoria House demonstrates how integrated utilities planning and delivery keeps city centre residential projects on time and on budget while supporting a premium living environment.
