The Project
Domis Utilities served as the integrated utilities partner from early works to final connection, delivering programme certainty on a complex high rise build. Our scope covered utility disconnections, new water infrastructure and the full coordination of permanent electricity connections, all sequenced with the main construction programme to protect critical milestones and ensure a clean handover.
To power construction safely and efficiently, we installed an 800 kVA temporary substation on site to supply tower cranes and site services. The point of connection provided by the host DNO was located approximately 310 metres from the development, requiring complex excavation and the installation of 620 metres of 3 x 1c 300 mm² XLPE cables through residential streets. Careful stakeholder coordination and traffic management enabled delivery with minimal disruption to the local community.
The permanent electrical scheme was energised in June 2023 and the temporary supply was decommissioned as planned. The building is supplied by a packaged substation incorporating a dual ratio transformer, an ENWL compliant Lucy Sabre ring main unit and a Lucy AcuLock take off chamber housing a 1600 A air circuit breaker. This arrangement provides resilient capacity for occupation while simplifying ongoing operation and maintenance.
Our permit first, programme led approach brought approvals forward in partnership with the DNO and local authority. One accountable team managed design, offsite interfaces, inspections, testing and energisation so that handoffs were removed and risk on the critical path was reduced. Water infrastructure and permanent metered supplies were delivered in step with building completion to support commissioning and day one operations.
Anchorage Gateway now benefits from future ready utilities that match the ambition of Salford Quays. By integrating temporary and permanent strategies, installing the HV and packaged substation solution and coordinating new water infrastructure, Domis Utilities enabled faster energisation, reliable operation and an on time, on budget handover for a landmark city address.
