Lumina Village

Lumina Village is a major residential neighbourhood in Trafford, Greater Manchester, delivering 639 new homes next to the iconic Old Trafford cricket ground.

The masterplan blends private and affordable housing with 5.4 acres of public realm, including a central village green, civic squares, boulevards and play streets. A mix of one, two and three bedroom apartments sits alongside three and four bedroom townhouses, creating a pedestrian friendly place supported by 5,300 sq ft of ground floor retail and a two storey residents car park with around 200 spaces.

The Project

Set within one of Greater Manchester’s most diverse and well connected boroughs, Lumina Village offers city living with suburban comfort. The location places residents close to major employment, education and culture, while the new public realm establishes a walkable neighbourhood that encourages active travel and community life. Homes are planned across a range of tenures, with at least 15 percent delivered as affordable to support inclusive growth.

Domis Utilities supports Lumina Village as the integrated utilities partner, providing end to end delivery from early works to final connection. Our role focuses on programme certainty in a complex, phased environment, aligning utilities milestones with the build sequence so streets, homes and retail can open on time and on budget. Early engagement with local authorities and statutory providers brings approvals forward and reduces risk on the critical path.

Scope includes the coordination of permanent electricity and water connections sized for residential and retail demand, installation of high voltage and low voltage infrastructure as required, new gas networks where applicable, and the establishment of robust temporary power and temporary water to maintain productivity during construction and commissioning. We manage service disconnections and any necessary diversions, sequencing isolations, metering, inspections and energisation to achieve a clean transition from temporary to permanent services.

Our approach delivers one plan and one accountable team, removing handoffs and minimising disruption around a constrained urban site. Cable routes, chambers and meter locations are integrated with the streets and public realm so that future maintenance is straightforward and neighbour impacts are kept low. Safety, quality and access are protected through clear traffic management and stakeholder coordination.

By coordinating approvals, temporary strategies and permanent connections, Domis Utilities enables faster energisation and reliable day one operation for each phase of Lumina Village. The result is future ready power and water infrastructure that underpins new homes, local shops and community spaces, supporting Trafford’s ongoing regeneration with utilities without uncertainty.
