The Project
Domis Utilities is managing the transformation of Rylands with the delivery of a new high voltage substation. This key piece of infrastructure has been completed to programme and integrated into one of Manchester’s most prominent mixed-use developments, providing resilient electricity capacity and protecting the construction and occupation timelines.
Rylands is being sensitively restored to its elegant past while delivering modern performance. The scheme will bring workspace, retail and leisure together to create a new destination in Central Manchester. A wide range of workspace is planned, from the largest single floor plates in Manchester to executive suites, alongside retail, leisure and arcade opportunities that build a true sense of place.
Sustainability is at the core of the refurbishment, which is targeting BREEAM Excellent and a NABERS 5-star rating, and aligns with Manchester’s 2038 Net Zero Carbon strategy. Design features include a central atrium to increase natural light, highly efficient modern glazing, air source heat pumps and a mixed operation heating and ventilation system to reduce energy demand and improve comfort.
Built in 1932, the Grade II listed art deco building, most recently home to Debenhams, is being reimagined through a rare city centre redevelopment that champions restoration over demolition. Domis Utilities supports this approach by delivering modern power infrastructure that respects the heritage fabric and enables long term, low carbon building operation.
Our integrated, end to end role brings approvals forward, coordinates with local authorities and statutory providers and sequences utility activities in line with the main works. The result is programme certainty, minimal disruption in a constrained urban environment and a clean transition from construction to operation for a landmark Central Manchester address.
